Open for a couple months now, Denver’s newest active adult community has jumped out to a great start with huge showings from home buyers everywhere and garnered more excitement than Oakwood Homes imagined. “We were overwhelmed with how many people came out to the official grand opening,” says Oakwood sales manager, Alisa Poncher. “Over 400 people showed up that weekend.”
With eight buyers contracting since the community opened, the sales team has been slammed with dozens of families every week to work through their customizations and interior packages. “This is not the typical new home sales office. Homebuyers use it almost like a relaxing coffee shop as they carefully customize their homes, discuss options and participate with others building a new home,” explains Poncher.
Amenities & Activities
The exclusive 7,400-square-foot community clubhouse for Fairway Villas residents is breaking ground in the coming months and scheduled for a summer 2012 opening. It’s bound to bring another level of excitement to buyers viewing the neighborhood. The full-time activities director has begun events and activities temporarily based in the Green Valley Ranch Golf Clubhouse until their exclusive clubhouse opens late summer. Architectural renderings and plans are viewable, but once the clubhouse is open and within blocks of residents’ homes, it opens up so much to the active lifestyle offered.
Those that have purchased in Fairway Villas will actually be moving in around the same time the clubhouse is scheduled to be completed. In the clubhouse, there will be an exercise room, multi-purpose rooms for the many clubs and planned activities, kitchen/bar, dining area, grand room for gatherings or just relaxing, an outdoor kitchen and dining terrace, spa, indoor and outdoor pools, patio and event lawn overlooking the golf course’s pond; and that’s all just at the clubhouse. So far, all of their homebuyers want amenities and social experiences, but even the few that don’t golf at all are excited for a free opportunity to give it a shot. Whether you are a golfer or not, other incentives include discounted memberships, preferred tee-times, discounts to the pro shop/Eagles Nest restaurant and much more. Additionally for residents, the golf club’s restaurant will cater to Fairway Villas.
Before the community clubhouse is open, the Green Valley Ranch Golf Clubhouse will be host to many of the social clubs and activities put together by Angela Harris, the Fairway Villas activities director. To begin with, they have been holding monthly complimentary spa treatment packages, holiday events and wine/cheese parties on site. Additionally, a book club, poker tournaments, potluck dinners and Salsa/Pilates-inspired exercise sessions are kicking off the first round of social activities for the community – completely up to each person how much or little they want to be involved in the activities. Their goal from the start was to create a social community that offers a range of activities that reaches every resident’s passion, and they’re well on the way even with the first round of homes still under construction.
One of the biggest shocks may be the fact there is no HOA fee at Fairway Villas. How is that possible with everything listed previously? Oakwood was able to include the recreation center, activities, landscape and other features into a tax deductible metro district fee calculated to be $80 – $130/monthly depending on the price of the home.

To get there, take Peña Blvd from I-70 and get off at the first exit, which is Green Valley Ranch Boulevard.
