Fairway Villas, Denver's newest active adult ranch community – LIVING WELL Magazine

Move and Get Movin’

Denver’s Newest Active Adult Ranch Community, Fairway Villas, Oakwood Homes, East Denver LIVING WELL Magazine

Open for a couple months now, Denver’s newest active adult community has jumped out to a great start with huge showings from home buyers everywhere and garnered more excitement than Oakwood Homes imagined. “We were overwhelmed with how many people came out to the official grand opening,” says Oakwood sales manager, Alisa Poncher.  “Over 400 people showed up that weekend.”

With eight buyers contracting since the community opened, the sales team has been slammed with dozens of families every week to work through their customizations and interior packages. “This is not the typical new home sales office. Homebuyers use it almost like a relaxing coffee shop as they carefully customize their homes, discuss options and participate with others building a new home,” explains Poncher.

Amenities & Activities

The exclusive 7,400-square-foot community clubhouse for Fairway Villas residents is breaking ground in the coming months and scheduled for a summer 2012 opening. It’s bound to bring another level of excitement to buyers viewing the neighborhood. The full-time activities director has begun events and activities temporarily based in the Green Valley Ranch Golf Clubhouse until their exclusive clubhouse opens late summer.  Architectural renderings and plans are viewable, but once the clubhouse is open and within blocks of residents’ homes, it opens up so much to the active lifestyle offered.

Those that have purchased in Fairway Villas will actually be moving in around the same time the clubhouse is scheduled to be completed. In the clubhouse, there will be an exercise room, multi-purpose rooms for the many clubs and planned activities, kitchen/bar, dining area, grand room for gatherings or just relaxing, an outdoor kitchen and dining terrace, spa, indoor and outdoor pools, patio and event lawn overlooking the golf course’s pond; and that’s all just at the clubhouse. There will also be multiple outdoor fields and community gardens in a park located inside the neighborhood, which will all be connected by walking paths.

To make trips to the golf course easier, the exclusive Fairway Villas clubhouse will be directly connected to the golf course cart path, which will allow residents with golf carts an easy path to the Green Valley Ranch Golf Clubhouse. Fairway Villas residents also receive perks from the golf club for living there including a membership for life to the par 3 course. So far, all of their homebuyers want amenities and social experiences, but even the few that don’t golf at all are excited for a free opportunity to give it a shot. Whether you are a golfer or not, other incentives include discounted memberships, preferred tee-times, discounts to the pro shop/Eagles Nest restaurant and much more. Additionally for residents, the golf club’s restaurant will cater to Fairway Villas.

Before the community clubhouse is open, the Green Valley Ranch Golf Clubhouse will be host to many of the social clubs and activities put together by Angela Harris, the Fairway Villas activities director. To begin with, they have been holding monthly complimentary spa treatment packages, holiday events and wine/cheese parties on site.  Additionally, a book club, poker tournaments, potluck dinners and Salsa/Pilates-inspired exercise sessions are kicking off the first round of social activities for the community – completely up to each person how much or little they want to be involved in the activities. Their goal from the start was to create a social community that offers a range of activities that reaches every resident’s passion, and they’re well on the way even with the first round of homes still under construction.

One of the biggest shocks may be the fact there is no HOA fee at Fairway Villas. How is that possible with everything listed previously? Oakwood was able to include the recreation center, activities, landscape and other features into a tax deductible metro district fee calculated to be $80 – $130/monthly depending on the price of the home.

Ranch Homes

Community amenities are nothing if the houses do not match the standards set by the neighborhood. Oakwood Homes has surpassed those by creating the most ideal ranch homes in the active adult market. Open floor plans, luxurious kitchens and spacious master bedrooms, bathrooms, and closets just touch the surface on what makes these ranch homes special. Three customizable floor plans ranging from 2,090-2,764 square feet and prices starting at $241,100 make these very affordable yet luxurious ranch homes in Denver.

Setting them apart from competition is their Smart Space design in each ranch home, which is must-see space. The majority of their buyers enter their offices looking to include a basement just for extra space, so Oakwood took that option and transformed it to make it better for buyers in every regard. Smart Space is basically a second floor, rather than a basement, that the homeowner can do whatever they want with the space.  The idea is surprisingly simple yet innovative due to how beneficial such a change is to the homeowner. These are still main-level ranches with a main floor master bedroom, laundry and all necessities, so you never need to touch the Smart Space just like you wouldn’t need to touch the basement if you didn’t need to use the space.

Did we forget to mention Oakwood Homes includes and finishes this Smart Space for no additional cost? This is virtually a free basement but with added advantages. Having a “second floor basement” may sound strange, but it is virtually a free basement with added advantages over a normal basement.

First off, this is extra space you can use for anything because Oakwood gives the option to turn the space into a second master bedroom with bath, extra storage closets or simply leave the entire area open as a bonus room. Any guests or family will be more comfortable in a second master bedroom especially with natural light from windows and golf course community views. Additionally, above ground space is worth more to your home value than below ground basement space. And for those families that may want both storage space and guest room areas, or may just have a ton of stuff to store, the option of including a basement is available in each home.

Community & Visiting

The location of the community puts residents outside city living but packs a lifestyle you won’t find elsewhere. Fairway Villas is closer to DIA, major shopping centers and a quicker drive to downtown Denver than you’ll find in other active adult communities.  You can find all necessities within a 5-minute drive and other additional shopping/restaurants under 10 minutes away at the Shops at Northfield Stapleton.  Similarly, less than a 10-mile drive will get you to DIA or the Anschutz Medical Campus.

To get there, take Peña Blvd from I-70 and get off at the first exit, which is Green Valley Ranch Boulevard. After 1.3 miles, turn left on Himalaya Road where you’ll see the Green Valley Ranch Golf Course; Fairway Villas is located on the right just past the golf course on the corner of E. 54th Place. Visit the sales office and get a map of the area and see just how close you are to everything without being caught in city living. The models are open from 10 a.m. – 6 p.m. daily, although they encourage calling 303-486-8713 for extra information or to make an appointment so you can ensure you get to speak with a sales representative about the homes.
