Denver’s Newest Active Adult Community

The Fairway Villas at Green Valley Ranch Golf Club is Denver’s newest active adult community opening November 12. Over 150 people signed up for the VIP list and five homesites were reserved before the grand opening. This social community will offer a range of activities sure to meet each resident’s lifestyle.
When looking for a home, the lifestyle community won’t make up for a home you’re not comfortable in. With this in mind, Oakwood is offering three ranch homes with the ability to personalize each to your liking. One of the couples – soon to be residents of Fairway Villas and longtime residents of Green Valley Ranch – were among the first to meet with designers and pick all the trim and finishes for their Fairway Villas home. Choosing the ‘Augusta’ 2,700 square foot ranch plan, they had the option of a two-bedroom-plus-study or three bedrooms along with a ‘BRAG space’ (Bonus Room And Guest) that is a must see. While they don’t play golf, they’re excited to take it up again as social activity with the other residents.
This couple chose the largest of the three plans with a 1,861 sq. ft. main floor and 903 sq. ft. of BRAG space, but not everyone needs or wants that much space. The Cypress is the coziest of the plans with a 1,451 sq. ft. main level and 639 sq. ft. of BRAG space. The option to add a basement is also available for those needing more space. Nearly every home site in the community has the space for a 3rd garage if needed… especially if you need a spot for a golf cart (which are welcomed in Fairway Villas)!
There are also packages offered for maintenance free options. If you don’t want to worry about the lawn, shoveling snow or other upkeep necessities, Oakwood Homes provides choices for you there as well. A four-season maintenance option is available which includes snow, aeration, mowing and irrigation system blow-out.
To those wondering what exactly an active adult community is: it’s a lifestyle based, social community made specifically for ages 55+. It is designed for adults that can enjoy being around people like themselves and the community offers activities, groups, and opportunities to create friendships with others that are at similar places in life.
Living and Amenities. When homebuyers are looking at Fairway Villas, they want to know what it offers them – what sets it apart. With the entire community being 55+, the planned clubhouse & fitness center will follow that rule as well. Plans are in place for the clubhouse to overlook fairways 15 and 16 on the golf course with a cart path connecting the golf course to the exclusive clubhouse making it a quick walk or cart ride for residents to get to the Green Valley Ranch Golf Clubhouse for golf or dinner.
Green Valley Ranch currently has a recreation center for all residents, but this community clubhouse & fitness center will be exclusive for residents of Fairway Villas so they can enjoy preferred activities with neighbors and friends. You can enjoy swimming laps in the indoor pool or lounging and socializing on the outdoor pool deck. The pond next to the clubhouse will have a dock – perfect for activities on the water. There will also be event lawns perfect for sports like bocce ball. The indoor fitness center will feature state-of-the-art workout equipment and additional rooms for group meetings, games and any other activity.
To make it easier for all residents to get involved in community activities, there is a full-time Activities Coordinator on staff solely for planning events and activities for residents. Conveniently, the coordinator takes requests from residents so they don’t have to plan and organize anything – but simply enjoy. It is all up to each resident how much or little they want to partake in groups/events. Residents can jump in and out of activities as desired; nothing is required other than to help towards the lifestyle they want.
Surprisingly, with all the amenities and features specific to Fairway Villas residents, there is no HOA fee. Oakwood Homes has worked it out for the residents that they will have a minimal metro district fee that is tax deductible via property taxes which will cover the recreation center, activities, community landscape and other features to keep the lifestyle each resident desires and neighborhood looking great.
Traveling and Distances. When you want to get out of the house, convenience is an amenity on its own. The location of Fairway Villas puts residents just outside city living but close enough to enjoy it anytime. Want to enjoy a Broncos, Rockies or Nuggets game? Looking forward to a new play at the Denver Center for the Performing Arts? A 16 mile drive will put you in Downtown Denver for all it has to offer; and less than 10 miles away is the Shops at Northfield Stapleton for shopping, dining, movies and more.
For necessities, residents can get just about anything in a 5 minute drive. A minute away you’ll find a King Soopers and Walgreens; just down the road along I-70 is a shopping plaza with Walmart, Best Buy, Home Depot and more. Travelers also have it easier in Green Valley Ranch which is less than 10 miles from DIA. Additionally, the community is within 7 miles from the University of Colorado Hospital – Anschutz Medical Campus and under 20 miles from the Denver Tech Center.
Visiting. All three floor plans are modeled and open to tour. See the home sites including amazing views overlooking fairways 14, 15 and 16. To get there, take Peña Blvd from I-70 and get off at the first exit which is Green Valley Ranch Blvd. After 1.3 miles, turn left on Himalaya Rd where you’ll see the Green Valley Ranch Golf Course; Fairway Villas is located on the right just past the golf course on the corner of E. 54th Place.
